Knowledge limitations may pose a significant barrier to the development of a restoration project, especially so in the case of restoration initiatives taking place either in the wake of catastrophic events de-actualizing the relevance of previously gathered knowledge, or in case the building has only been recently acquired, which in turn warrants that a relevant knowledge base be created to begin with. The case at issue refers to the rehabilitation of a historic villa acquired in 2021 by the Municipality of Limbiate (the Province of Monza and Brianza) by way of auction. The Villa had even been set on fire in 2017 after a long period of abandonment and numerous, unfulfilled private redevelopment projects. The project design process is currently stuck in a vicious circle, as it requires direct knowledge activities, which in turn cannot be performed before the property at issue has been consolidated with the beginning of the restoration site, which in turn requires an approved and contracted project in turn not feasible in the absence of a network of knowledge. For instance, even the removal of the rubble left over by the fire itself has proven to be a delicate operation, as some important remainders may still subsist. A peculiar interventional pathway was thus adopted, which under current legislation allows to put in sequence the different steps combining both efficiency and quality. In essence, the first step basically consists in the development of a feasibility study providing for a knowledge framework at its best, the identification of reuse-issues, the definition of a perspective management model, and the outlining of the actual design process. The following step in turn encompasses the securing of the building, the definition of a plan aimed at subsequent investigations, and the setup of mockup sites for assessing restoration work impact. Said operations will allow for the development of the stages to come thanks to the acquisition of all elements necessary for reuse choice optimization within the realm of the values at stake and the definition of conservation interventions.
