BIM technology is commonly recognised as a powerful instrument to support project management during the whole life cycle of an asset. Despite this, BIM is still mainly used during design and construction phases; building operation, maintenance and repair is managed with traditional software and tools. Using BIM technologies and procedures could lead to important savings in terms of efficiency and costs optimisation. Maintenance management is a cost consuming activity and it involves many appraisals to be done in a short time and with insufficient or sparse data. Having a tool containing maintenance operations and costs, linked to components, connected with a BIM model and a database, could lead to important improvements in terms of appraisal precision and in cutting assessing time. The aim is to describe the tool developed, with an application to a case study, to test its reliability and to show potentials.
