The paper deals with a research experience of analysis of a theme regarding the refurbishment of some districts in Milano, the ALER properties as a whole with specific starting point of interest in Lorenteggio; now on the observation of the administration, political party and builders in town. The districts are constituted of several parts, each in a different state of decline and with different type of building, from a more refined one to a less one; some parts are crowded, others are left empty owing to the decay of the construction itself. The repetition of the artefact is one of the characteristic of the districts; one of the reasons that supported the study with a 3D model are to collect every information on each building and to experiment the complexity of a whole. Another aim of the study was to plan the virtual prototypes of the existing buildings to use them as experiments for improving energy studies, orientation, relations with the whole of the district in terms of use and functions, studies on materials end new technologies. This study is the chance to optimise a path where virtual prototype and 3D models, together with integration in a GIS system, allow to organize an systematize the themes connected with urban renovation ( a real model) in a virtual path where 3D modelling and GIS open the chance to a new relation between representation, the project, the built.
