The present paper aims to explore the main factors (“smart” characteristics) affecting urban performance in the 103 province (NUTS3) capitals in Italy in the first decade of the XXII century, being urban performance proxied by the housing market prices. To do so, a regression analysis (OLS) is carried out, where the dependent variable is housing market prices and the explanatory variables have been grouped according to six “smart” dimensions (economy, people, governance, mobility, environment, living), as proposed in the Vienna model developed by Giffinger et al. (2007). The paper is structured into six sections. The introduction is followed by the literature review on the concept of Smart Cities, and on how to measure the more general smartness’ concept. Section three focuses on data and methodology. Descriptive statistics and econometric analysis follow in the fourth. Section five is dedicated to discussion and policy recommendations.
