Within the last decade sustainable architecture has acquired great importance due to the negative impact of various development projects on the environment. The proper measures for sustainability are efficient design, energy use, waste management, population growth, carrying capacity and resource efficiency. This paper presents the work related to a project on the redevelopment and requalification of an old village. This project of Campione del Garda is located in the northern Italy more precisely on the shores of lake of Garda. The purpose of the project is to realize a new tourist settlement consist of hotels, wellness centres, shopping centres and seasonal residences. The aim of the work here presented is to achieve good energy and environmental performance in this new settlement, paying particularly attention to select the best solution derived from the interaction between building envelope technologies and high efficiency heating. cooling and ventilation (HVAC) systems. The analysis is begun with an accurate detailed evaluation of environmental factors such as climatic, geographical and hydro-geological data. It is followed by the morphological and typological analysis of the settlement, taking in consideration the shadow impact of the buildings in function of their location. This was carried out by the estimation of solar radiation received by the buildings during different seasons of the year. A good thermal quality of the building envelope is also considered in the analysis. After the detailed analysis of the building energy loads, the final choice of HVAC configuration is taken place based on the optimal energy consumption.
