With the advent of the 21st century, the international debate regarding large-scale urban development projects in global cities has been revamped, with limited attention paid to real estate financialization, treating real estate as financial assets. Over recent decades, many urban areas have been transformed into tertiary districts, with land capital converted into financial capital, significantly impacting urban planning. In Italy, financialization has led to the concentration of banking capital and the professionalization of the real estate sector. This study examines the effects of financialization in the cases of Expo-Mind in Milan and Tiburtina-Pietralata in Rome, exploring the ‘Italian way’ to financialization through the actors, instruments, and practices shaping urban transformations.
