With reference to a growing demand for the regeneration of buildings and tertiary-directional districts, this article analyzes in detail the modification projects of Part-Dieu in Lyon and Amstel III in Amsterdam. The projects are chosen for their differences, complementary in regard to the proposed interpretative key. Lyon Part-Dieu is an almost unitary district, close to city center, built starting from the 1960s according to strong architectural modern features. Amstel is a peripheral office park, with a fragmented property, characterized by a discontinuous growth and no recognizable common characters. The cases make possible to identify design principles and devices for the regeneration of tertiary-directional areas working by strategies and actions aimed at: improving the local habitability of the district and singular buildings, reinforcing the relationships and the attractiveness at the urban scale, redefining the role at the territorial level.
Con riferimento a una domanda crescente di rigenerazione di edifici e aree terziario-direzionali, in questo articolo sono analizzati in dettaglio i progetti di modificazione dei distretti della Part-Dieu a Lione e di Amstel III ad Amsterdam. Sono progetti scelti per le loro differenze, complementari rispetto alla chiave interpretativa proposta. La Part-Dieu è un intervento unitario, prossimo al centro di Lione, realizzato a partire dagli anni ’60 e secondo un’immagine architettonica forte. Amstel è un office park periferico, con una proprietà parcellizzata, caratterizzato da un processo di crescita frammentato e senza caratteri e spazi comuni riconoscibili. I casi indagati permettono di chiarire i principi e i dispositivi di progetto per la rigenerazione delle aree terziarie, attraverso strategie e azioni tese a migliorare l’abitabilità dei distretti e degli edifici, le relazioni e l’attrattività alla scala urbana, il ruolo alla scala territoriale.
