PAS 1192:2 defines the BIM process starting with the Employer’s Information Requirements, which contains all BIM project requirements. Nevertheless, some parts of EIR should be proposed by tenderer that know better internal processes of each organization. An Economically Most Advantageous Tender (MEAT) was draft, in order to evaluate both methodological and instrumental skills of architects. Exchange of information between different disciplines of the project, the level of graphic and non-graphic details, etc. This research analyzed the impact of EIR’s requirements into organizing processes, in order to understand real effects of the Building Information Modeling methodology in the project phases. The focuses are mainly related to (i) collaboration among architect, structural, electrical and MEP designers, and the public client; (ii) processes, interaction and procedures, (iii) human resources and instruments put in place for the project. In the first part of the paper, tender criteria were presented in term of requirement, content and points assigned. Than an accurate analyze of MEAT tender results was carried on. Twelve design studies submitted bids and data showed interesting level of BIM implementation.
