The text addresses the theme of renovating and reorganizing railway stations with a view to exploiting them as new urban centralities. The functional and morphological characteristics of railway stations and their accessibility off er great potential for investment as well as for the enhancement of the urban fabric in which they are embed-ded. There is a particular and unique relationship between railway areas and cities, and the way that the regeneration and redevelopment of the stations can contribute to the improvement of the cities them-selves. The railway lines into the centres of the main urbanized areas often constitute a sort of “edge, an urban void” which if developed, can become an important resource not only as a place of interchange, but al-so as a driver for the urban revitalization of the context, and to connect the urban fabric on each side of the railway area. The redevelopment of these areas with the creation of new retail spaces, launches projects that reor-ganize not only the spaces dedicated to urban or extraurban mobility, but entire districts which had previously been fragmented and sometimes degraded by the presence of the railway. In addressing the topic, the main characteristics of these new commercial spaces will be analysed as tools for development and as investment attractors.
