This paper deals with the building performance evaluation, as a methodological approach to the analysis of existing building systems, aimed at supporting the decision-making process for rehabilitation and / or adaptive reuse. It presents a critical review of national and international studies and enlightens the different conditions and ways of application, in the case of empty buildings compared to those in use. In conclusion, it introduces some limits of such methodologies with respect to appropriate knowledge objectives when applied to buildings with particular or magnificent characters, as well as some possible research lines to be explored so to overcome them.
L’articolo affronta il tema del trasferimento dell’approccio esigenzialeprestazionale dalla progettazione del nuovo all’analisi del costruito, come riferimento metodologico per l’osservazione e l’interpretazione di sistemi edilizi esistenti; confrontando le condizioni applicative sugli edifici dismessi, rispetto a quelle sugli edifici in uso. Si ricostruisce, quindi, il percorso evolutivo a scala internazionale delle metodologie di post occupancy evaluation, operando poi un confronto con lo scenario nazionale. In conclusione, si apre una riflessione sui limiti delle metodologie di analisi prestazionale rispetto a obiettivi di conoscenza appropriata in presenza di edifici con caratteristiche particolari, nonché su possibili linee di ricerca da esplorare per superarli.
