The paper presents, through an exemplary case study, problems and strengths of municipalities, that are next to metropolitan areas, but not yet part of conurbations. Places, where conditions of physical, social and economic marginalization are emphasised by the way of use both of the land (that is subject to a widespread consumption for activities low-productive and unrelated to the local context), and of the ancient buildings (that are progressively abandoned or occupied by increasingly low-income social groups). Alternative strategies of development and of urban rehabilitation could be introduced, starting from a careful analysis of local specificities, such as the peculiarities of the landscape, the architectural characters and performances of the ancient buildings. These new strategies should be sustainability-oriented in order to preserve and bring out the resources, by intercepting and meeting the latent and changing needs, and consequently in order to put these sites back again into a wider network of connections and material and immaterial exchanges. A mirror image of these diverse phenomena is the town of Truccazzano, in the province of Milan, as it comes from the administrative union of five originally rural villages, scattered in a mainly agricultural area, which have undergone different development processes. It has been, therefore, selected as a case study to carry out analysis and evaluation activities, aimed both to understand the present processes of transformation and to bring out those peculiar characters of its territory and built environment, which still remain and which may be taken as cornerstones to outline new scenarios for self-sustainable development. A deeper analytical activity was carried out on one of the five villages, that has been subjected for years to a strictly residential renewal plan, which failed to take off; then, from the analysis outcomes, various projects of rehabilitation and of reuse have been developed, in order to preserve and bring out the local resources and to better meet the emerging needs.
