Sustainability has become a wide-ranging term that can be applied to almost every facet of life and it is linked to many spheres like environmental, social, technological and economical. The building sector in particular is nowadays one of the main key actors of the energetic revolution; being the responsible for the largest consumption of fossil fuels and natural resources in the world. The recent EPBD-Recast (EPBD, 2009) has recognized this issue with specific measures and the most radical of which, concerning net zero energy standards for buildings from 2020 both for new realization and also for renovation. In order to achieve a sustained drop in CO2 emissions from the residential building stock, the political effort has to focus on the existing building. It is estimated (Zimmerman, 2006), in fact, that the existing building stock in 2050 will represent 80% of the total energy consumption. Buildings refurbishment supports excellent opportunities to reduce energy consumption in buildings as well as encourages other sustainable refurbishment principles implementation - citizens' healthcare, environment protection, rational resources use, information about sustainable refurbishment dissemination and stakeholders groups' awareness. The paper has the aim to make an overview on the strategies and the tools available for the housing renovation and to define guidelines for an integrated approach to Sustainable Refurbishment, through the critical lecture of some European case studies. In particular one case has been studied in detail after the renovation with dynamic simulations during the design phase and a monitoring campaign during the occupancy phase.
